Boom

I’m a big believer in following the signs, and earlier this year I decided to lean into something I’ve been told I needed to do for a long time…

Well…now is the time and I could not be more excited to announce this new journey!

For my recent connections, or those who only know me through Alex & Annie: The Real Women of Vacation Rentals, please allow me to re-introduce myself.

I've lived and breathed vacation rental marketing for over 14 years.

In my time as CMO at Condo-World, I had the honor of building and growing a world-class marketing and technology team that generated 95% of our bookings through our own direct efforts. The company grew from 150 to 500 condos under management during this time, and we built CondoWorld.com into an OTA for the entire Myrtle Beach area, booking reservations not only for our managed properties but for another 5,000 partner properties. We challenged the status quo and did things our competition probably thought was crazy. We built the company into a powerhouse brand that continues to be a leader in the highly competitive North Myrtle Beach market.

The experience I gained during those years was invaluable. There was absolutely nothing cookie-cutter about our marketing or business growth strategies.

In this new journey as Directly Alex, I’ll be working directly with ambitious vacation rental companies that want to build or enhance their direct booking marketing flywheel and gain market share, by tapping into the strategies and connections I’ve built over the years that drive sales overnight, and brand over time.

Annie Holcombe

Annie has 30 years of experience in hospitality and tourism holding positions from Front Desk, Sales & Marketing, owner relations, and worked for leading OTA, Expedia. At Expedia, she oversaw one of the largest Vacation Rental markets, Florida Panhandle leading to a position as Senior Key Account manager specializing in vacation and non-traditional lodging accounts and most recently on the channel management side with Lexicon Travel helping managers optimize and grow reach and revenues. Defining Luxury with Rachel Alday, Jeanne Dailey, Alana Gall, Brian Harris, Nir Maimon,Steve Schwab, and moderated by Tim Cafferty (Coastal A)

This session defines the parameters of the luxury category and examines how property managers can work effectively with homeowners while refining marketing, optimization, and revenue management strategies to support high-value inventory.

Brian Harris

Harris Vacations

I’m Brian Harris – the owner and founder of Harris Vacations. For over 9 years, I have worked hard to provide only the top-quality property management and vacation rental services in Gulf Shores, Alabama. However, though the history of Harris Vacations began in 2013, my experience in the vacation rental industry goes back much further.
Though I grew up in Birmingham, Alabama, my parents bought our first Gulf Shores beach cottage in 1983 and named it “SH 59.” This is where it all began. I was just 4 months old when they bought SH 59 with my brother and I’s college fund, and we still have that cottage today (though it’s been renamed to Catalina). In other words, I have literally grown up in the business.
Armed with a lifetime of experience in the property management industry, I got my real estate license in 2010, with the sole goal of beginning the process of becoming a broker and starting a management company. I really felt like there was a need in the marketplace for a management company that focused on the owner/investor. As such, in 2013 we officially launched Harris Vacations and began adding owners onto the rental program. Since then, I became a licensed real estate broker in 2013, have been quoted in the WSJ and have been invited to be a member of the National Association of Vacation Rental Managers.

Jeanne Dailey

Newman-Dailey Resort Properties Inc

Founder and CEO of Newman-Dailey Resort Properties in 1985; sole owner since 1988. Florida licensed community association manager since 1989. Newman-Dailey currently employs over 75 professionals and agents, and manages forty-five Destin and South Walton area community associations.
Jeanne has not only had remarkable success with Newman-Dailey Resort Properties, but has remained a constant voice for the growth and prosperity of Destin. As a member of several civic boards and associations, owner of a growing company, Jeanne credits her success to positive energy, a close personal involvement in her company, community and family, and her valued employees.

Our approach is rooted in the conviction that the best businesses are those that serve the greater good, facilitating connections and contributing to communities.

Revenue Management + Distribution = Revenue Optimization Machine with Bart-Jan Leyts and Doug Truitt (Coastal C)

Pricing and length of stay are key areas of optimizing revenue, but these alone are not enough. Without revenue management establishing a conjoined effort with distribution tactics like review management, or image and description refresh, etc, a portfolio will fall short of it’s full revenue potential.

Bart-Jan Leyts

Otamiser

From a young age, it was evident to me that I had a strong desire to become an entrepreneur. I was always fascinated by the idea of creating something from scratch, building a business, and making a positive impact on people's lives. As I grew older, my passion for entrepreneurship only intensified. I would constantly come up with new business ideas, brainstorming ways to solve problems and meet people's needs in innovative ways. I found myself devouring books, articles, and videos about successful entrepreneurs, learning from their experiences and taking inspiration from their journeys.
Throughout my educational years, I sought opportunities to gain practical experience in the business world. This is what led me to pursue my other passion, finance. When the time finally came, I took the leap and started Otamiser.’’
It all began back in July 2021 when I wanted to move away from student jobs. My parents run a Bed and Breakfast in the heart of Bruges, and my educational background led me to develop a fascination with the front-end aspects of pricing. As I delved into revenue management and explored different pricing models, I realized that revenue managers have to adapt to market conditions but lack the ability to turn those conditions in their favor. This realization sparked my quest to find a way to increase property-specific demand, and that's when the idea of ranking came into play.
During the initial year, I worked tirelessly on a proof of work and a proof of concept. Thanks to the collaboration with Lucas Ballyn, now our CTO, we successfully launched the first bootstrapped version of our solution. Since then, my life has changed, and I couldn't be more grateful to share this journey with the most amazing team.’’

The Most Complex Problem I'm Solving: AI, Automation, and the Human Side of Hospitality with Ari Eryorulmaz (Coral D)

Fifteen years in the property management industry taught Ari Eryorulmaz one thing: no amount of goodwill or grit can make guest messaging sustainable when the inbox never sleeps. Guests expect instant replies and personalized attention, but relying solely on people leads to burnout, and relying solely on AI leads to robotic, impersonal interactions.

This tension between human warmth and technological efficiency became the driving force behind Extenteam’s evolution, and the creation of Tailwind, a hybrid AI-powered guest communications platform that combines AI features with expert human agents, shaped by years of real-world experience and customer insight.

In this session, Extenteam’s CEO shares his personal journey of exploring how AI can enhance, not replace, human hospitality. He’ll unpack why neither pure automation nor traditional staffing models meet the expectations of today’s guests, and how combining the two unlocks smarter, more sustainable service.

Attendees will gain actionable insights into building a communication framework that’s always on but never impersonal – one that improves response times, reduces team stress, and strengthens guest relationships in an era where technology and empathy must work hand in hand.

Fireside Chat with Dennis Goedheid, Annie Holcombe, and Alex Husner (Downstairs- Theatre Room)

Alex Husner

Annie Co Solutions

Annie has 30 years of experience in hospitality and tourism holding positions from Front Desk, Sales & Marketing, owner relations, and worked for leading OTA, Expedia. At Expedia, she oversaw one of the largest Vacation Rental markets, Florida Panhandle leading to a position as Senior Key Account manager specializing in vacation and non-traditional lodging accounts and most recently on the channel management side with Lexicon Travel helping managers optimize and grow reach and revenues. She currently serves as the Vice President of Business Development for Lexicon. This diverse background makes Annie one of the industry’s most empathetic and thoughtful new leaders. She is currently a member of the STR Professionals Thought Leaders on Clubhouse, hosting monthly chat rooms and in 2021 was added as a strategic advisor for up Travel OTA- Whimstay.

Dennis Goedheid

Casiola

I’m an experienced entrepreneur with a passion for technology, marketing, real estate, and cultivating thriving company cultures. My journey began in Belgium, where at the age of 18, I founded my first company. Since then, I’ve successfully exited two ventures: Xedron (2005) and PrintConcept.com (2013).
In 2014, I relocated to the U.S. (Orlando) with the goal of transforming the vacation rental industry. At Casiola, I’m leading the charge to build the first truly global quality brand for vacation rentals, creating everlasting memories through EXTRAordinary hospitality for our guests, while empowering property owners to maximize their investments.
Through Casiola Franchising, we’re expanding internationally, helping hosts and vacation rental managers around the world grow their businesses with our proven model. By providing comprehensive tools, software, marketing strategies, resources, and dedicated support, we enable sustainable growth while maintaining the highest standards of quality and service.

He lives on Fish River with his wife, Addie, and their two boys, Fisher and Shepherd, and they like to spend time enjoying God’s creation hunting, swimming, fishing and boating.

Find and Fix the Hidden Issues Costing You Bookings

You’ve nailed your pricing—but some listings still won’t book. Why? The real leaks are often hiding in plain sight. With SummerOS, managers can also generate customizable owner reports that showcase results and help reduce churn—making SummerOS the only platform that truly connects forecasting, asset management, and revenue optimization in one seamless workflow.

Track with David Stephens
Practical Uses of AI for Property Managers

In this session, we’ll skip the AI buzzwords and focus on what’s actually working in production today for property managers. David will walk through how we’re using AI inside Track to quietly remove the “third shift” of work that happens after everyone else goes home: answering reviews, fixing photos, rewriting descriptions, and fighting disputes. You’ll see live, working examples of AI handling repetitive content tasks across multiple channels -- without replacing human judgment or brand voice. We’ll look at how structured data, images, and reviews can be turned into consistent, OTA-ready
content at scale, and how this frees teams to focus on owners, guests, and strategy instead of copy-and-paste busywork.

Music) and the University of Georgia (MBA).  Over the past 25+ years, Sarah's career has included various roles in multiple industries, including mom, public school classroom teacher, adjunct music professor, business owner, hotel business development, hotel revenue management, and finally, vacation rental revenue management and analytics.  Sarah's most recent role and muse is REVZEN.  REVZEN is the culmination of her vocational experiences thus far and marries her passions for education, revenue management and data, and the short-term rental industry.

The Property Pricing Lifecycle with Amber Carpenter and Andrew Kitchell (Coastal C)

Homeowners are not one audience. Without context, a single rate can trigger overreactions: hard minimums, blanket blackouts, “no discounts.” This session shows how to get ahead of that. Wheelhouse shares a psychographic framework to identify risk tolerance at onboarding, route it into pricing strategy and a matching communication cadence, and deploy an onboarding risk survey. Leave with a simple rubric, a risk > lever > message matrix, and playbooks that add context early to lift NOI.

Amber Carpenter

VP of Product & Growth Strategy, Wheelhouse

Amber Carpenter has been part of the vacation rental industry since 2003. With an early start in the operations and owner relations side of the business, she has spent most of her career on the technology side of the industry.
